BODRUM
ORTAKENT

A developer creating regional value through long-term, sustainable real-estate investments. Bodrum Ortakent is the group's flagship mixed-use destination.

An architecture firm that developed this project holistically across master planning, architecture and landscape, with a fluid, sculptural, nature-inspired design language.
CONTENTS
BRAND & STORY
An identity of
movement
and flow.
The KURAN emblem unites a wind-filled sail and a wave unfurling over the water in a single continuous line. The symbol stands for movement, lightness and harmony with nature — the essence of the project's architectural language.

THE WIND
As the cool Aegean breeze sweeps over the hills of Ortakent it shapes the land, the shade and daily life. This project freezes that wind into an architectural gesture: roofs flow, forms drift, and the envelope moves with the breeze.
breathes Bodrum's climate, light and
living rhythm.
From a free line
to fluid architecture.
The design begins with a single gesture of the hand. Continuous lines tracing the wind become interlocking, drifting and rising volumes. In place of rigid geometry, an organic, sculptural language takes hold.
LOCATION & MASTERPLAN
At the heart
of the peninsula.
The Bodrum–Ortakent axis sits where year-round residents, strong tourism flows and a growing high-income residential fabric converge. The project neighbours the region's busiest retail and healthcare corridor.
AERIAL MASTERPLAN
KURAN MİMARLIK
The building sits on the land not as a scar but as an extension: green terraces, water features and circulation axes are woven in organic lines, while parking and technical volumes are hidden from view.
A layout that reads the wind.
The site plan uses the prevailing wind direction as a design input. Volumes are positioned to optimise natural ventilation and shade, while pedestrian axes follow the flow of the valley.
ARCHITECTURE & EXPERIENCE
FLOWING ROOFS,
SCULPTURAL VOLUMES
A silvery, undulating metal shell mirrors the sky, while the warm timber and glass layers beneath bring it to human scale. Nowhere does the building end in a hard corner — every line flows into the next.
NOT A CLOSED BOX,
AN OPEN-AIR STREET
Bodrum's climate is never trapped inside an enclosed gallery. Shopping flows along shaded terraces, open streets and landscaped plazas — an experience alive in every season.
A woven timber sky.
A canopy of undulating timber battens filters the harsh Aegean sun, casting soft, shifting shadows. Natural ventilation and daylight are invited in.
A SHOPPING STREET TO WANDER
Terraced storefronts on two levels, a generous pedestrian axis and continuous landscape carry the visitor not from window to window but from scene to scene. Dwell time and repeat visits are built on this rhythm.
A HEART OPEN TO THE SKY
At the heart of the project lies a courtyard that opens to the sky through a vast oculus. Mature trees, water features and light shifting through the day turn the plaza into a place to gather and breathe.
Landscape and retail,
intertwined.
The purple of jacaranda, mature trees and flowing water thread between the retail and dining levels, turning the plaza into a garden. Green continues on every level — terraces and rooftops included.
EVERY STOREFRONT A STAGE
Facades are designed to give tenant brands striking, equal visibility. Lighting, terraces and landscape reinforce their premium positioning.
A dining district
spread across terraces.
Seen from above, the restaurants spread across green-roofed terraces, woven together by winding pedestrian paths. In the warm light of sunset, an F&B ecosystem emerges that feeds the evening economy.
ONE ROOF, EVERY FLAVOUR
Woven across two levels beneath the oculus, the gourmet food hall gathers a spectrum of cuisines — from Aegean seafood to the grill, from the Far East to fine dining — onto a single social stage.
A signature for every palate.
Bodrum's soul,
on the shelves.
Olive oil, regional jams & molasses, herbs and handicrafts… Running along a stone-paved pedestrian axis, the local bazaar brings together the brand's Bodrum identity and experiential shopping.
Charge,
explore.
The Ortakent Mobility Hub combines an electric-vehicle showroom, fast-charging stations and a lounge experience. While their car charges, visitors explore the rest of the project — an attraction that extends dwell time.
A STAGE UPON THE WATER
A stone-arched open-air amphitheatre and water feature host live music, cinema and cultural programmes. A calendar of events feeds evening visits and repeat footfall — turning the destination into a centre of life.
In daylight the building is a vibrant public stage reflecting sky and landscape, with shade and coolness managed naturally.
As darkness falls the whole settlement becomes a constellation from above: illuminated blocks and light trails on the surrounding roads reveal the destination's evening economy and its connection to the city.
IN THE SHADE OF JACARANDA
Set beneath purple jacarandas and mature olive trees, the garden plaza forms a social focus alive at every hour — with boutique storefronts, café terraces and water features.
A SHADED SHOPPING AXIS
A woven timber pergola filters the Aegean sun and keeps the broad pedestrian boulevard cool. Across two levels, national and global brands, terrace cafés and continuous greenery offer an uninterrupted walking experience.
An experience beyond the storefront.

OPEN-KITCHEN STREET
Open-kitchen bars spanning ramen, robata and sushi to world street food create a lively, experiential and youthful gastronomic energy at dusk.
LAVANTA BODRUM
Wrapped in a stone facade and a landscape of lavender and olive, the signature restaurant merges interior and open-air terrace seamlessly. The light and scent of a Bodrum evening are brought to the table.
A HEART IN THE BLUE HOUR
Layered terraces rise in the light of the blue hour; beneath the oculus, water, greenery and warm lighting come together. Brands and restaurants gather on a single, spectacular social stage.
EVENING BY THE WATER
A fountain pool, candlelit tables and a jacaranda sunset form the heart of the evening economy — a meeting place that holds visitors through the day and draws them back again and again.
PADEL CLUB
Set within a landscape of olive and lavender, the padel courts serve both mall visitors and villa residents — a shared sporting and social stage, linked to the club and restaurant and alive all day.
Known brands, strong footfall.

A PLAZA ALIVE AT NIGHT
After sunset, the water feature, warm lighting and terrace restaurants turn the plaza into the centre of evening social life. Anchor brands and F&B feed the night economy together.
ART AT THE CENTRE
A constantly changing exhibition space within the mall brings art, culture and retail together in a single experience. It gives visitors a reason beyond shopping and positions the project as a cultural destination.
Not a visit, a habit.
Open-air streets, landscape and F&B keep visitors longer and lift basket value.

A balance of local population and tourism ensures revenue continuity out of season.

Sculptural architecture creates a strong identity on social media and organic reach.

LIVING ON THE HILL
Green-roofed villas of stone and timber terrace down the land — a residential layer that shares the mall's architectural language and interweaves with retail and social life.
EMBEDDED IN
THE LANDSCAPE
The villas terrace into the land, their green roofs blanketed with mature olive and jacaranda. Organic roads link every home to the mall's social heart and the landscape axes.

STONE AND OLIVE
A path winding between natural stone walls, lavender and mature olives leads to a timber entrance. Arrival at each villa is a serene, private threshold.
QUIET BOULEVARDS
Curving boulevards and stone retaining walls keep the neighbourhood at a pedestrian scale. On the horizon, the mall's fluid metallic roof forges a visual link between home and centre.
WARM MODERNISM
Local stone, timber and generous glass; clean horizontal volumes and shaded terraces. With its private pool and garden, each villa unites indoor and outdoor living in the Aegean climate.

TEXTURE AND
SHADOW
Travertine stone, timber panelling and slender metal details, softened by bougainvillea and lavender. The material palette carries the architectural identity seamlessly from mall to villa.
The infinity pool mirrors the pink of sunset while lavender and bougainvillea wrap the terrace in scent. Each villa offers privacy and view together.
FLUID LIVING
Fully opening glass facades merge the living room with the pool terrace. Indoor and outdoor flow as one living space, inviting the Aegean light inside.
ON THE EDGE OF THE VIEW
The terrace pool opens to the valley and the mall's sculptural roof. A private stage for unwinding at sunset — where comfort meets the view.
LIVING AND SHOPPING, TOGETHER
Just steps from the villa terrace, the shopping street, restaurants and social life begin. The interweaving of residences and mall is the project's distinctive, value-creating identity.
